In addition, buyers receive a personal summary detailing the legal description of the property being purchased.

Our associates will obtain information on taxes, current owner mortgage liens and any other final bills requiring payoff at closing.

Here’s a list of what to bring.

  • Closing funds, in the form of a certified cashier’s check or sent via wire transfer

  • Government Issued Valid Photo ID

  • Any additional documents we, or your lender, have requested

Here’s what you need to know about the kinds of documents you will sign on closing day.

ALTA CLOSING STATEMENT

The closing statement details what is owed on closing day, including transfer taxes, property taxes, and association fees. You will likely review a version of this document with your agent before closing to make sure everything looks correct.

CLOSING DISCLOSURE

As well as receiving the ALTA, buyers that finance their home purchase will receive a Closing Disclosure which provides additional information outlining how much the loan will cost the buyer, including fees and other information that could impact cost.   Lenders are required to present this to buyers no later than three days before closing for review. Sellers will also receive Closing Disclosure (CD) in a financed transaction.

DEED

A property deed documents the official transfer of ownership from the seller to the buyer. A new deed is signed during closing and recorded with the county Registry of Deeds as part of the public record. The original recorded deed is then returned to the buyer.
