How long does the title process take?

We begin the title search as soon as we receive your Purchase & Sale Agreement. Timing depends on the complexity of the property’s history and how quickly we receive information from other parties. We work as efficiently as possible and keep everyone informed along the way.

Do I really need an owner’s title insurance policy?

As a buyer, if you’re financing, your lender will require their own policy — but your Owner’s Policy is what protects you personally. If you’re purchasing with cash, an Owner’s Policy is required. Either way, it’s a one-time premium paid at closing that covers you for as long as you own the property and beyond. It’s one of the most valuable things you can do for yourself at closing. What if a title issue is found?

Finding a title issue doesn’t mean your closing is in trouble. Our team works quickly to assess what’s needed, communicate clearly with all parties, and find a resolution. We’ve seen it all — and in most cases, issues can be cleared before closing without delay. Understanding Title

What is an ALTA Settlement Statement?

The ALTA Settlement Statement is a standardized document that line items exactly what money is changing hands at closing — your costs, prorations for taxes, and any other relevant expenses. You’ll have a chance to review it, and ask our team any questions you may have, before the closing day so there are no surprises.

What do I bring to closing?

Plan to bring a valid, government-issued photo ID. If you have closing funds due, those must be received via wire transfer prior to closing or by certified bank check — personal checks are not accepted.

A note on wire fraud: wire fraud in real estate is real and on the rise. We use CertifID, a secure wire verification platform, to protect your funds. We will never send you wiring instructions unsolicited — and if you ever receive wiring instructions from anyone, please verify directly with us before sending a single dollar. When in doubt, call us.

Can I close remotely?

Yes. We have a few options depending on your situation.

For buyers: If you are purchasing with cash and have no lender involved, we offer electronic signing — a simple, fully secure, remote process.

If you are financing, our closers are all licensed to conduct Remote Online Notarization (RON), which allows you to close from anywhere using secure video conferencing and electronic signing.

One important note: Your lender must approve RON in advance — not all lenders have adopted it yet. Not sure whether your lender is on board? Just ask us — we’re happy to find out.

And, if you’re out of state and prefer an in-person signing, we can arrange for a vetted notary to come to your location anywhere in the U.S.

For sellers: You are welcome to use RON — Remote Online Notarization — which allows you to close from anywhere using secure video conferencing and electronic signing. Our closers are all licensed to conduct RON, and for many of our sellers it’s the most convenient option.

If RON doesn’t work for you, we can arrange for a vetted notary to come to your location anywhere in the U.S.

What happens after closing?

After your closing, we handle recording the deed at the Registry of Deeds, disbursing all remaining funds, and managing any post-closing items. Buyers will receive their original recorded deed in the mail along with electronic copies of all signed documents. Sellers will receive electronic copies of their closing documents as well.
